Unlike residential mortgages, Commercial loans are based largely on the business itself and looks at all aspects of the application including the profitability of the business, the industry being traded in and the background of the applicants on an individual basis. Depending on the case presented, terms and rates would then be presented based on the strength of the case. Commercial loans really are calculated on a case-by-case basis unlike residential which is based largely on the applicant’s personal income and expenditure. This therefore means that quite often an individual doing their own comparisons online is a fruitless exercise because it all depends on the lender’s appetite for that particular case. At Greenlight Commercial Ltd. we always strive to match the applicant to the most suitable lender based on the overall packaged case and present the best terms back to the client.

What fees are payable?

Depending on the product available, different fees may be payable and these do vary depending on the lender and the product offered. Arrangement fees and valuation fees are typically payable and the cost of these are very much dependant on the lender and property/premises. Greenlight Commercial charge a fee which is also dependant on the application, but typically this would be 1% of the loan borrowed. Our fee is typically payable when we have sourced terms and rates that may be applicable for the client. Our fees only become payable once an application is to be submitted; we do not charge fees for advice and research.
